Materials We Inspect

One of the key elements we focus on during a roof inspection is the roofing materials. There are a variety of materials common in the San Diego area, all of them with their own unique characteristics, strengths, and weaknesses. These characteristics will affect how soon your home will experience significant roof damage. Our technicians have many years of experience working with all of these materials, making it possible for us to meet all your roofing needs. We provide a roof inspection report so you are up to speed with the condition of your home and understand how the roofing inspections are carried out. We perform roof repairs on various types and brands on residential and commercial buildings. This includes:

  • APP Modified

  • Asphalt Shingles

  • Clay tile

  • Concrete tile

  • Hot asphalt

  • Metal

  • PVC

  • SBS Modified

  • Slate

  • TPO

Below are a few common roofing types our technicians in San Diego, CA, can discuss with you if you need a re-roofing job.

Asphalt

Asphalt is a popular choice that is cost-effective and popular, but it has a low life expectancy of only 20 years. This means you will need to receive more frequent home inspections and repairs to keep it in shape.

Tile

Tile is one of the highly recommended options for San Diego because of its longevity. They’re durable and can outlast the elements better than other materials, but this means they also last longer than the underlayment. The tiles might remain in great shape, but the underlayment will need a replacement much sooner to prevent water damage.

Synthetic

Several options fall under the synthetic category, including imitation rubber and slate. These choices may be great for a new roof, but if a problem develops, it needs to be identified by a roof inspection and repaired immediately.

Roof Inspections

Wondering what a roof inspection consists of? We consider several factors when carrying out a roof inspection to figure out what needs repairs. Our qualified estimators will ask you a few questions before coming up with a solution, including:

  • How old is it?

  • How many roof leaks have you had?

  • How long has it been leaking?

  • Have you previously attempted to stop leaks?

  • Do you plan on staying in this home or business?

  • How often have you received maintenance?

Our highly trained roof inspectors can troubleshoot and repair issues found on the top of your house. Our technicians all have a minimum of ten years worth of experience under their belt as a foreman in San Diego, allowing them to provide quality professional repairs that meet the highest standards. We can include digital pictures in your repair and inspection report upon request.

Residential Roofing

Your San Diego home is a long-term investment, so it should be treated like one with annual roofing checkups. What does a roof inspection consist of? When our technicians perform a home inspection, we make sure to find any hidden damage and prepare for a replacement if you need one. Before we start the process, we meet with our clients to understand what they’re looking for and address their concerns throughout the process.

We understand building codes and the law, so the home inspection report you receive will contain accurate and affordable project details for your property. We have experience with single-family homes, apartments, and HOAs, so any residential inspection can be completed. Our team knows how to handle various materials and will consider your style and budget once the roof inspection has been completed.

Commercial Roofing

Running a business requires attention to many tasks, including customer relations and inventory, so it’s easy to forget about scheduling a roofing inspection. We schedule commercial services in San Diego for all business sizes annually, so you never have to worry about missing a critical inspection. If we find that repairs or replacement are necessary, we will work around your business schedule to complete the necessary maintenance. We use only the highest-quality products to keep your property safe and covered. Some of the systems we offer include:

  • NDL
  • Cold-Applied
  • Built-up
  • Modified Bitumen
  • Single-Ply

We’ve completed thousands of commercial projects, preventing further damage from ruining buildings and putting a halt to business. Our experienced contractors know how to secure the necessary permits to stay in compliance with Title 24 and other regulations in San Diego, CA, and the surrounding areas like El Cajon. Plus, our prices are budget-friendly, whether you need a simple fix or get a new roof installed.

Solar

If you’re looking to enhance your roof, solar solutions are the way to go. This long-lasting product can benefit residential homeowners and business owners. The solar covering offers many benefits in San Diego, including a cheaper monthly utility bill, and it provides a polished and low-profile design. Another advantage is that this solution comes with a warranty. Have you always wondered if your home is a candidate for solar panels? Your home inspector can discuss whether this is an appropriate option for you after completing your roof inspection. This investment will make your home or business in San Diego stand out and pay for itself in the energy savings you get back.

We couldn't be happier with the job that San Diego County Roofing just did at our house. We needed to have the shingle roof on our house replaced. We initially got several bids. Dylan did the bid for this company. The bids from the different companies all came in at nearly identical prices, and we were impressed that San Diego County Roofing seemed like a serious company who would do a good job. Dylan was great: he was very thorough, and he seemed honest (and never tried to get me to buy anything I didn't need). He was also very professional and easy to reach. When it came time for the actual job, Edgar was the foreman. He was excellent: professional and attentive, and a pleasure to work with. He made clear that a top priority was to make sure that we were satisfied with all aspects of the job. The team at our house worked quickly, and the new roof looks great. In summary, Dylan and Edgar were both exceptional, and I would recommend this company to anyone looking to have similar work done.

I had a leak around my skylight. I got several quotes and all of them were pretty much the same, and very expensive solutions. I then called SDCR and talked to Troy. Troy came to my home and spent quite some time surveying the roof and felt he knew what the problem was. Troy gave me a couple of options. They found the problem repaired it and I saved a lot of money. Cheers!!!

We got 4 estimates to "Lift and Relay" the tiles on our roof. One roofer said our concrete tiles were near the end of their useful life, while all the other roofers contradicted that. Of the estimates Troy's (the co-owner) was the best. He updated me throughout the process, and when he didn't, he apologized. Not a big deal, they were minor items. The crew arrived on time, were polite and professional. One thing we really liked is that they cleaned up everyday when they were done. We really appreciated this, since we have 3 dogs who like to wander around in our backyard. They answered all my questions, finished as scheduled and repainted the replaced wood. The amount of wood that needed replacement was minimal, and they could have charged a lot more, and we wouldn't have known if it was needed or not. Overall, I'd say they are an honest, reliable roofing company. I wanted to wait until after it rained to see if there were any obvious roof problems before submitting this review, well it has rained, and to the untrained eye, everything looks great. I wouldn't hesitate to use San Diego County Roofing again, and I highly recommend them. Thanks Troy and Edgar for a job well done.

Not knowing a lot about roofing, I did a lot of research. There are many stories about being taken advantage of, but it is still difficult to be sure. I came down to four companies from whom to get estimates, based on their websites, reviews, and telephone discussions. We had a tile roof that was 30 years old. I couldn't see how tile could deteriorate much in 100 years, let alone 30. I learned from the research, however, that it wasn't the tile, but what lay beneath. I gave the four my requirements: proven technology, no leaks, met code, able to accommodate a solar system, and work with the solar installation team. Of the four, one came back with an estimate to replace everything, including the tile (I didn't believe I needed to replace that, and it cost about $2,000 more). The others came back with a "lift and re-lay," replace the underlayment, and other work as needed. One proposed a new technology. Since I am trained in some of the relevant technologies, I called the manufacturer and asked some very technical questions, which they answered honestly (to their credit) – I ended up not choosing that bidder. Of the other two, one just offered a cursory estimate. He was late for his appointment – and, after two hours, called to reschedule. Nearing the time of his appointment again, he called and said that because of rain he did not feel safe getting on the roof. I rejected his bid based on his commitment to keeping schedules, his lack of transparency, and customer engagement. The first to respond was San Diego County Roofing (so, everyone else was compared to them, luckily). Dylon, the estimator, was courteous, paid attention to detail, and answered all my questions fully. He went through the attic to check to see if everything was up to code. Dylon got up on the roof to check for potential problems. One such was our chimney. It turns out the code had changed and he had to add in a small charge for a different flashing to accommodate. I asked about working with a solar company. The solar company wanted to take measurements, mark out the panel installation, and have the roofer install stanchions and their flashing, part way through the roofing project. Dylon said no problem. He said that they would also install more, smaller vents (turned out to be very cheap). Dylon was very knowledgeable, took the time necessary for a good estimate, provided a detailed proposal, and, best of all, listened to my requirements and concerns. The virus pandemic occurred about the time we were going to start. The solar people had asked to postpone for a month. SD County Roofing was able to accommodate that request and was more than happy to coordinate directly with the solar company. During the installation, all the workers on the installation team were friendly, courteous, and very respectful of virus precautions. It went quickly and according to the schedule laid out in the proposal. They lifted the tile, checked for rot on wood sheathing and fascia, installed a sheet metal cricket for the chimney to meet code, and installed new low visibility ember resistant vents. They then paused to allow the solar company to make their measurements and deliver the stanchions and flashing. SD County Roofing then installed the stanchions, flashing, and re-laid the tile roof – with extra-long nails to ensure the solar team did not cause the tiles to move during their installation. The team was fast, efficient, and a pleasure to have around. It has only been a month since the installation, but I will report back should any concerns arise. I highly recommend San Diego County Roofing – they were knowledgeable, transparent, willing to answer questions and provide detailed answers, courteous, and took good virus precautions.

Couldn't be happier with choosing SD county roofing. We got quotes from 4 companies and while this wasn't the cheapest quote, it was by far the most professional and considerate of them all. That led us to select Troy, Edgar and Dylan's company for our historic home's roof. What started as a small inquiry into the state of our roof as I suspected we may have a leak, turned into a massive job completely repairing about 1/3 of our roofing frame. It's never fun to get a quote on a project only to tear off the existing roof and see your sub roof completely rotted and useless....BUT Edgar and Troy (owners of the company) walked us through everything that was wrong and worked out some options for us to fix things the right way while keeping costs manageable. These things were not noticeable without pulling the roof off, so keep that in mind as you embark on this journey. The crews used with very friendly, courteous, and respectful of our property. We had a couple of accidents cause a broken window (not due to negligence, just a crazy piece of wood with a mind of it's own) but the guys helped us get the window fixed without any added cost to us. Great company, great work (the roof looks outstanding), great quality. Trust these guys, they won't rip you off or let you down...which is a serious risk in this industry.
